One of the only positives of having tenants who smoke against the rules is that it’s easy to figure out what they’re doing. Unfortunately, all the signs that tipped you off can linger for the next prospective tenant to wrinkle their nose at. If you have an apartment unit or a rental home that’s full of the lingering smell of smoke and marijuana, as well as stained walls from long-term smoking, it can seem like the property is wrecked.
But here are a few ways to restore it.
- Switch to tile floors.
Carpet will always get the worst of what renters can bring into the unit. Bugs, pet hair, stains, and smoke can linger in the fibers, and switching the carpet between tenants adds up. The next time you have a vacant unit, get rid of the carpet and add in tile. Then you can just scrub off any signs of smoke and occasionally reseal the grout.
- Protect the walls with protective paint.
Over time, pollutants and odors from tobacco and pot smoke as well as pet odors, collect and concentrate on surfaces creating an unpleasant, potentially unsafe indoor air quality condition and could cause significant health risks. There is recent research from the National Institute of Health who found that these toxic brews, called Thirdhand Smoke, can then reemit back into the air and recombine to form harmful compounds that remain at high levels long after smoking has stopped occurring. There are only 3 options:
1 – Ignore this serious problem
2 – Cover it up with standard paint, providing minimal benefit
3 – Apply a specialty environmental paint uniquely formulated to seal, block, absorb and capture odors, fumes and chemical pollutants. Invest in a paint that’s designed to repel smoke stains and lingering smells. Paints like ECOBOND® OdorDefender® is a professional-grade Eco-friendly, odor-blocking paint designed for sealing & blocking dangerous odors and fumes from the effects of cigarette smoke, pot smoke, and fire as well as pet odors and substantially improves indoor air quality. Because odors are sealed, blocked, and absorbed it gives the very best protection for your children & family!
- Make your paint a key feature for your property
When most tenants see paint, they just …see paint. So, make a point of mentioning to all your prospective tenants that you use a professional-grade eco-friendly environmental paint to keep the units safe and clean. High-quality maintenance will make your units more attractive to families, elderly tenants, and tenants with health concerns. That’s good for business. If you pride yourself on having smoke-free properties, don’t let one tenant ruin it. Use good flooring and great paint to protect your investments and your tenants.
As property managers, most of us have run into a vacant apartment that smells like pot smoke from its previous tenants. The smell of marijuana smoke is not only a potential turn-off for prospective tenants but may reflect negatively on your property. Act fast once the tenant has moved out and allow your maintenance technician a few additional hours to complete the turn. If you don’t get this right the first time, the smell will undoubtedly be back.
Don’t be skimpy
Many stores market candles or specific products to mask the smell of marijuana smoke, and while they may be effective …in the moment, you can’t expect your new tenant to keep up on the masking, and eventually they may be bothered. Open the windows and air the unit out while you’re doing the maintenance, but don’t be fooled by the fresh air and ventilation. To truly know if you’ve gotten rid of the smell, shut the windows and doors to the apartment at the end of each work day, and re-enter the next morning to evaluate.
At ECOBOND® Paint, we know that in planning a painting project, you want to feel confident that your tenant’s family is protected from pollutants and odors from tobacco and pot smoke that collect on surfaces. In order to do that, you need an eco-friendly paint solution that seals and blocks dangerous smoke and odors from cigarette, pot, fire, as well as pet odors to dramatically improve indoor air quality and protect your family.
The bigger problem is you didn’t know that researchers say many common cleaning products with ammonia can “gasify” the Thirdhand smoke, causing it to reemit back into the air faster and could cause significant health risks to your family or building occupants.
Smoke leaves oily residues on surfaces that build up over time. The solid particles in this residue carry odors that can be difficult to get rid of. Marijuana, cigarette, and cigar smoke can penetrate fabrics, carpet and even paint, leaving property owners with the daunting task of cleaning and deodorizing areas that may have years of smoke residue entrenched in every nook and cranny.
Before you start cleaning, remove all drapes, curtains, throw rugs, shower curtains, etc., and run a sweeper over all the floors. When using vinegar to clean walls and solid surfaces like countertops, fill a spray bottle with vinegar and use directly on the surfaces. You can also use a sponge mop, rag or large sponge to clean walls and other areas. Textured ceilings can also be sprayed with an atomizer. For best results, leave a layer of vinegar on flat surfaces, wiping them off after a minute or two. While cleaning, ventilate the area, leaving doors and windows open if possible. The more sunshine and fresh air, the better.
Thoroughly vacuum upholstered furniture before cleaning. If furniture is especially grimy, coat the fabric with a generous sprinkling of baking soda and allow to sit for at least 30 minutes. Baking soda absorbs excess moisture and oil and it can also “trap” unpleasant smells. Vacuum the furniture again, then spray the furniture with a solution of equal parts water and vinegar. Allow furniture to dry completely with good ventilation.
To clean the smell of marijuana and cigarettes out of carpeting, sprinkle it with an even layer of baking soda. Let stand at least 30 minutes, then re-vacuum. Next, spray carpeting with the vinegar solution and allow to dry naturally. Vinegar can even be used to clean wood cabinets and floors, and don’t forget to spray inside drawers, leaving drawers open to dry. When cleaning wood floors with vinegar, don’t leave the floor dry naturally. Wipe it dry with a clean cloth draped over a dry mop.
Use vinegar to clean microwave ovens, ranges and refrigerators. It can also rid a home of pet odors as well as dead rodent odors. If you are unsure of how a surface will be affected by the acidic nature of vinegar, test it on a small area first.
To clean windows and mirrors, mix two cups of water, ¼ cup of vinegar, and ½ teaspoon of dishwashing detergent in a spray bottle. For a streak-free shine, dry the windows with crumpled newspaper instead of paper towels.
Once you’ve cleaned the entire home or apartment with grandma’s go-to favorites, top off your efforts with a pleasing scent to set the stage for a pleasant viewing experience. A fresh linen or citrus air freshener and fabric spray will help the space smell clean and inviting.
